  • Our Gateway to Housing partners also accept HCVs and other forms of rental assistance, but the difference is that GTH partners proactively market their units to households who may be exiting homelessness or regaining stability after a housing crisis. Our GTH-supported tenants may have barriers to housing, and GTH partners offer alternate screening methods due to the additional benefits of the GTH program.

  • No, Gateway to Housing is not a voucher program. It enhances and adds to rental assistance programs to strengthen them and make them work better for property owners and managers. Gateway to Housing is a new service designed specifically for property owners to provide tailored solutions, but it is not itself a rental program.

  • If you are a property owner, connect directly with GTH’s Landlord Liaison or visit Join The Network to learn more about the network. Fill out a brief membership form and add your listings to our free listing platform for local housing staff to easily connect eligible renters to your vacancies.

  • Item descriptionYes! Fair Housing Laws permit alternate criteria if the basis is someone’s housing status and/or the support of their rental program/wraparound services. Since Gateway to Housing offsets significant financial risk to the property partner through financial assurances, we ask our partners to offer flexible screening processes. Owners still reserve the right to decide who can live at their property, but we encourage flexibility on criteria like credit scores, evictions, etc. 

    (Property owners must offer flexible criteria based on GTH support. They cannot only waive criteria for certain protected classes. For example, an owner cannot waive credit for Hispanic GTH referrals but not African American/Black GTH referrals.) 

  • Accessing our incentives is as simple as visiting our website. Upon completing a Gateway to Housing Membership form, our staff will track your first lease-up and ensure you receive a sign-on bonus. For Damage and Vacancy Loss, fill out the online claim form.

  • While there is no statistical evidence showing that rental assistance participants damage units at a greater rate than market tenants, we understand your priority is the value of your property! If in the rare situation a Gateway to Housing supported tenant damages the unit beyond normal wear and tear, and the security deposit is not enough to cover the costs, GTH will cover additional costs up to $4,000. Claims must be substantiated with an inspection or photographs, invoices and receipts. 

    If in the rare scenario a tenant does not give sufficient notice and the unit is discovered vacant, GTH will pay up to one month of rent to cover the gap until a new tenant is found.
